Sherman Sunrooms & Patios provides residential sunroom construction and related services, including sunroom additions, patio enclosures, screen room installations, and related design and construction work. Services are provided primarily in Sherman, TX and the surrounding Texoma region.
All services described on this website are for informational purposes. A binding service agreement is only created when both parties have signed a written contract that specifies the scope of work, pricing, timeline, and payment terms.
Sherman Sunrooms & Patios reserves the right to decline any project request at its discretion, including projects outside our service area or scope of expertise.
Written estimates provided by Sherman Sunrooms & Patios reflect our assessment of costs at the time the estimate is issued. Estimates are based on site conditions observed during the initial visit, the scope of work described by the customer, and current material and labor costs.
Estimates are not binding contracts. A project proceeds only when both parties sign a written contract. If conditions discovered during construction differ materially from those assessed at the time of estimate - such as soil conditions, concealed structural issues, or changes in material availability - additional costs may apply. We will notify you in writing before performing any work outside the original agreed scope.
All prices are quoted in U.S. dollars and are subject to applicable taxes and permit fees, which are the responsibility of the customer unless explicitly included in the written contract.
Project start dates are scheduled based on permit approval timelines, material availability, and crew scheduling. We will provide you with a projected start date at the time of contract signing and communicate any delays promptly.
Weather delays, permit review periods, and events outside our control may affect the project timeline. We will not be held liable for delays caused by third parties, government agencies, or force majeure events.
Cancellation terms are governed by your written contract. In general, if you cancel after a permit has been submitted or materials have been ordered, you may be responsible for costs already incurred, including permit fees and non-returnable materials.
Sherman Sunrooms & Patios reserves the right to suspend or terminate work if payment is not received according to the agreed schedule, or if site conditions become unsafe.
Payment terms are established in your written contract. Typical projects involve a deposit upon contract signing, one or more progress payments tied to construction milestones, and a final payment upon project completion and customer walkthrough.
All invoices are due on the date specified in the contract. Late payments may result in a delay in project work. Sherman Sunrooms & Patios reserves the right to charge interest on overdue balances at the maximum rate permitted by the laws of Texas.
Final payment is due upon substantial completion of the project, even if minor punch-list items remain, as long as the room is usable. Punch-list items will be completed within a reasonable time after final payment is received.
Sherman Sunrooms & Patios will obtain all required building permits for projects where we are the primary contractor, unless otherwise agreed in writing. Permit fees are the responsibility of the customer and will be included in the project estimate or invoiced separately.
The customer is responsible for ensuring the project complies with any applicable homeowners association rules, deed restrictions, or other private agreements.Sherman Sunrooms & Patios is not responsible for HOA violations that result from information the customer failed to disclose prior to contract signing.
All work performed by Sherman Sunrooms & Patios is intended to comply with applicable building codes and standards. Inspections required by the permitting authority are part of our standard process for permitted projects.
Any warranty offered by Sherman Sunrooms & Patios will be stated in writing in your project contract. Warranties apply only to work performed directly by Sherman Sunrooms & Patios and do not extend to materials beyond the manufacturer's own warranty terms.
Warranties are void if the structure is modified by persons other than Sherman Sunrooms & Patios without prior written authorization, or if damage results from misuse, acts of nature, or failure to perform recommended maintenance.
Except as expressly set forth in a written warranty, Sherman Sunrooms & Patios makes no warranties, express or implied, including any implied warranty of merchantability or fitness for a particular purpose. The website and all information on it are provided "as is" without warranty of any kind.
To the fullest extent permitted by applicable law, Sherman Sunrooms & Patios shall not be liable for any indirect, incidental, consequential, special, or punitive damages arising from or related to our services or this website, including loss of use, loss of profits, or property damage not directly caused by our negligence.
